Closing-Day Checklist

1. Review your Closing Disclosure the day it arrives You get it at least three business days before closing. Compare it to your Loan Estimate; ask us about anything unfamiliar.
2. Confirm your cash-to-close amount and payment method Wire or cashier's check per the title company's instructions.
3. Verify wire instructions BY PHONE with the title company Call a number you look up yourself — never trust wiring instructions from email alone. Wire fraud is real and unrecoverable.
4. Do the final walkthrough Usually within 24 hours of closing: agreed repairs done, systems working, nothing removed that should stay.
5. Bring valid government-issued ID Every borrower signing needs one.
6. Secure homeowner's insurance and bring proof Your policy must be effective on the closing date; we'll have coordinated this, but confirm.
7. Keep your finances frozen through funding Employment and credit can be re-verified the day of closing. No new anything until the keys are in your hand.
8. Plan the utilities transfer Electric, gas, water, internet — effective on your closing date.
9. Celebrate properly You bought a house. Take the photo on the front step.
